GeoMod builds from a standardised structural system rather than starting each project from scratch. That single decision shapes everything below — the programme, the site requirements, and which parts of the timeline are actually within anyone's control.
The system, in one paragraph
A finite kit of prefabricated panels, joints and openings assembles into every model in the range. Load is carried by the geometry of the shell itself, not by added structural mass — so there is no separate roof structure and no load-bearing internal walls. The practical consequences run right through the build: components can be made in a factory, the shell can go up fast with light equipment, and the interior can be zoned however you like because nothing inside is holding the building up.

Stage 1
Design freeze & approvals
Model, layout and finish choices are confirmed, and site approvals run. This is the stage that most often sets the overall timeline, because it depends on your local authority rather than on GeoMod.

Stage 2
Off-site manufacture
Panels are produced under controlled factory conditions while your foundations are prepared in parallel. Two things happening at once is where a prefabricated system buys back time against conventional construction.

Stage 3
Shell assembly
A small crew installs the weather-tight shell using light equipment. No large plant, no long access road — which is precisely what makes steep, forested and access-constrained sites viable.

Stage 4
Fit-out & handover
Interiors, services and commissioning, then keys. From here the unit is ready to occupy or to open for bookings.
What GeoMod controls, and what it doesn't
This distinction matters more than any headline timeline, so it is worth being plain about it. GeoMod controls manufacture and assembly: the panels, the kit, the crew, the shell going up. Site approvals, foundations and services vary by location and sit largely outside that control — a straightforward site in one municipality and a sensitive one in another can produce very different programmes from identical drawings.
The target is about three months from confirmed design to handover. Treat that as what the manufacturing and assembly side is built to achieve, not as a promise about your local authority's approval queue. When we scope your project we will tell you which stage is likely to dominate your particular timeline.
What makes a good site
- Difficult terrain is not a problem — steep and forested sites are where the system earns its keep, because the shell needs light equipment rather than heavy plant.
- Access still matters — panels need to reach the site. Not by a highway, but by something.
- Foundations and services are site-specific — these are assessed per project and are usually the biggest variable in a quote.
- Sensitive environments suit the method — less time on site, less disruption, a smaller construction footprint.
Certification and engineering
Certification and engineering sign-off are still being finalised by GeoMod, so this page does not make claims about them. That is a deliberate omission rather than an oversight — the domes at Tsitsikamma are built and occupied, and GeoMod would rather show you that than overstate paperwork still in progress.
